Yield follows the same split, and every figure here is a projection, not a promise. Gross yield for well-positioned luxury villas runs a projected 10 to 16%, per Magnum Estate; net yield sits at a projected 4 to 6% self-managed, rising to 10 to 15% once a professional manager takes over.
Management Explains Most of the Yield Gap
That difference between 4 to 6% and 10 to 15% net is not luck, it comes down to who runs the villa. Running costs swallow roughly 52 to 55% of what a managed Bukit villa brings in, per Magnum Estate, a cost base that covers marketing, cleaning and guest turnover a self-managed owner otherwise handles alone. The activity behind that gap, per source and date:
- Payback: roughly 7 to 10 years under professional management, against 17 to 25 years running it yourself, per Magnum Estate, 2026.
- Occupancy and revenue: AirROI's dataset put average occupancy at 46.2% across 89 active Uluwatu listings, a RevPAR of USD 112 and average annual revenue of USD 27,718, for the year to July 2026.
A separate industry claim, carried alongside that AirROI data but not checked against it directly, puts professionally managed cliff and luxury villas at 85% occupancy or higher. Treat that figure as one to verify on any specific villa, not a number every listing here reaches.
Zoning Still Decides What You Can Rent
None of those figures apply to a block that cannot legally take a guest. A pink, Kawasan Pariwisata classification is what actually permits daily letting; a yellow, Kawasan Permukiman block still lets you build a private home but not run short-stay guests through it, and green rules out a villa altogether. Confirm the colour before you price a single night's rate.
Long-term renting sits on a different footing: Livuma's 2026 aggregator data ranged from a low of IDR 8.5 million a month up to IDR 77 million, across 63 Uluwatu properties. That route does not need the same tourism licensing a nightly booking does.
The Platform Licence Deadline Is 31 May 2026
A listing only stays live now if its paperwork clears the government's own verification database first. Kemenpar's original verification date was pushed back once; the deadline that now applies is 31 May 2026, per Bisnis.com's May 2026 reporting, and nine major platforms, including Airbnb, Agoda and Booking.com, take part in the programme.
A villa needs a verified NIB against the correct KBLI business code to pass that check, alongside the PBG and SLF paperwork a licensed tourism villa already carries. AirROI's own dataset found registration or licence evidence on 74% of the 89 Uluwatu listings it tracked, leaving roughly a quarter still exposed as the deadline lands.
Who Actually Books a Villa Here
Demand on this cliff skews toward a mix of high-net-worth short-stay travellers chasing a cliff view, surfers chasing the break below the temple, and a smaller flow of remote workers, couples and longer-term expats, per market commentary reviewed in this research.
None of those guests books like a family package holiday, so pricing and marketing built around that assumption will miss most of the actual audience.
Tax Takes a Cut Before You Keep It
Rental income does not arrive tax-free. A resident owner faces a flat 10% rate, a final tax under PPh Pasal 4 ayat 2, charged on the gross amount collected under Government Regulation PP 34/2017.
