Who Each Market Actually Suits
Uluwatu
A buyer who wants a cliff-top or ocean-view product, is comfortable with per-square-metre pricing rather than a clean per-are figure, and can live with an active traffic-management trial on the main road. Magnum Estate's growth estimate for the Bukit also points here for anyone prioritising capital appreciation over an already-established address.
Bingin
A buyer chasing the clearest published land price of the three, who has also read the enforcement row in the table above closely enough to check a specific block's permit history before committing to it. That same history is exactly why checking a block's zoning matters more on this stretch of cliff than it might elsewhere.
Seminyak
A buyer who wants an established, walkable strip with hotels and infrastructure already built, and who accepts that very little raw land is left, so almost any purchase means buying an existing structure.
